Commercial properties vary widely in size, use, age, construction and operational complexity. Blue Oak uses the current CCPIA International Standards of Practice for Inspecting Commercial Properties (ComSOP) as the baseline for the agreed scope, then tailors the inspection emphasis to the building and the client's due-diligence needs.
The inspection is a visual, non-invasive assessment of readily accessible systems and components within the agreed scope. It is intended to document observable conditions and identify issues that may warrant repair, budgeting, maintenance planning or further specialist evaluation.

Depending on the agreed scope, observations may address site and parking areas, building exterior, roofing, visible structural components, plumbing, electrical, HVAC, interiors, common areas and other readily accessible systems or components. Larger or more complex properties may benefit from specialty consultants or additional evaluations.
California & select Western-state travel
Blue Oak serves commercial clients throughout California and can travel to select Western states for qualifying assignments, including Arizona, Idaho, Utah, Montana, Colorado, Wyoming and New Mexico. Out-of-state work is accepted only where the proposed inspection scope can be performed in compliance with applicable state and local requirements. Availability, travel costs, property size, inspection scope and scheduling are confirmed before an engagement is accepted.
