The inspection addresses visible conditions at the time of the inspection and is not technically exhaustive. Depending on the property and scope, the inspection can include roofing and drainage; exterior and site conditions; foundation, crawlspace and visible structure; heating and cooling; plumbing; electrical; fireplaces; attic, insulation and ventilation; interiors; doors and windows; garages; and included installed appliances.

Commercial property inspections: Commercial buildings require a different due-diligence approach. Blue Oak performs commercial inspections using the current Certified Commercial Property Inspectors Association (CCPIA) International Standards of Practice for Inspecting Commercial Properties (ComSOP) as the baseline, subject to the client’s agreed scope of work. A commercial inspection combines a walk-through survey and visual observations with appropriate property research and a written report. Depending on the property and scope, observations may address the site and parking areas, building exterior, roofing, visible structural components, plumbing, electrical, HVAC, interiors and common areas, and other agreed systems or components.

Commercial scope can be adapted to offices, retail and mixed-use buildings, restaurants, warehouses and light-industrial spaces, multifamily or income-producing properties, storage facilities and other commercial assets. The client’s purpose matters: acquisition due diligence, lease evaluation, ownership planning and maintenance decisions can call for different emphasis. Where the size or complexity of a property warrants it, specialty consultants or additional evaluations may be recommended.

Both residential and commercial inspections are visual and non-invasive within their respective Standards of Practice and agreed scopes. They are not technically exhaustive, do not expose concealed conditions, and are not engineering, code-compliance, environmental or warranty services unless a separate service is specifically agreed. Blue Oak’s role is to document observable property conditions clearly, identify material concerns within scope, and help the client understand where repair, maintenance or further specialist evaluation may be appropriate.
